The latest figures from the Real Estate Institute of New Zealand (REINZ) show Lower Hutt recorded a median sale price of $630,000 in July 2026. That's down 5.3% from $665,000 in June and down 8.7% on July 2025's $690,000. Sales activity also eased, with 106 properties sold compared with 118 in June and 137 a year earlier.
There isn't one single "Lower Hutt market." From Wainuiomata and Stokes Valley through to Petone, Woburn, Eastbourne and the central suburbs, different locations, and different types of property within those locations, can produce considerably different results. July's data shows that range clearly.

What the Latest Figures Tell Us
Both price and activity eased in Lower Hutt during July, continuing a trend that's been building across the wider Wellington region. Regionally, REINZ reported a median of 55 days to sell, well above the 10 year July average of 42 days, with 18 weeks of inventory on the market, three weeks more than this time last year. Buyers have more to choose from and are taking longer to commit.
That doesn't mean demand has disappeared. It means the market is more selective than it was, and the mix of properties that happen to sell in any given month can swing a city wide median significantly. Lower Hutt's July sales ranged from a $220,000 marine parade shed to a $1.71 million Woburn family home.
For sellers, a softening median isn't a reason to panic, but it is a reason to price on today's comparable sales rather than last year's expectations.
Notable July Sales
At the upper end of the market, July produced some strong results across Lower Hutt. A four bedroom home on Penrose Street, Woburn, sold for $1.71 million on 241mยฒ of floor area and a 1,160mยฒ section. In Kelson, a five bedroom home of approximately 350mยฒ sold for $1.51 million on 1.28 hectares. Hutt Central's top result was a five bedroom, 310mยฒ home on Chilton Grove at $1.41 million.
Lower Hutt's highest reported July transaction was actually $1.8 million in Wainuiomata, though this wasn't a house. It was a 9,486mยฒ residential section on Gawler Grove. These results aren't directly comparable with one another, but together they show just how wide the range is once you move beyond the median.
A Closer Look at Lower Hutt
Wainuiomata
Wainuiomata was by far the most active suburb in Lower Hutt during July, accounting for 24 of the city's 106 reported sales. That's nearly a quarter of all activity. Results ranged widely, from a $250,000 result on Main Road up to $1.015 million on Ruthven Road and a $1.11 million lifestyle block on Moores Valley Road, with most sales clustered between $400,000 and $650,000. That sheer volume makes Wainuiomata the suburb where comparable, similar property sales data matters most.
Petone
Petone's July results spanned from a $220,000 marine parade shed through to two sales over $1 million: $1.071 million on Tennyson Street and $1.075 million on Nelson Street, with a second Tennyson Street home reaching $1.099 million later in the month. Mid range results included a $540,000 unit and residential sales between $600,000 and $720,000, underlining how much property type affects price even within one suburb.
Woburn
Alongside the standout $1.71 million Penrose Street sale, Woburn recorded $1.28 million on Puriri Street, $1.18 million on Hautana Square and $1.115 million on Bellevue Road, plus a more modest $545,000 result also on Puriri Street. Woburn continues to produce some of Lower Hutt's strongest results at the top end, but the spread shows it isn't a uniformly premium suburb.
Hutt Central
Hutt Central's July sales ranged from $560,000 up to the $1.41 million Chilton Grove result, with $915,000 on Kings Crescent and several townhouse and unit sales between $600,000 and $658,000. As with the other suburbs, property type does more to explain the spread than location alone.

Although the market has become more balanced than it was a few years ago, quality homes continue to attract genuine buyer interest.

The latest figures from the Real Estate Institute of New Zealand (REINZ) show the Upper Hutt median sale price reached $760,000 in July 2026, up from $715,000 in June and $727,000 a year earlier, a 4.5% annual increase. That wasn't just a good result locally: REINZ's national report specifically named Upper Hutt as the standout performer across the entire Wellington region, the only territorial authority alongside Porirua to record an annual price increase while the wider region's median fell 4.0% year-on-year.
As always, the city-wide median only tells part of the story. Different suburbs are moving at different speeds, which is why comparing your property against genuinely similar recent sales matters more than watching the headline number.

What the Latest Figures Tell Us
Upper Hutt was one of the stronger performers in the Wellington region this month. The median lifted both on last year and on June, and sales activity picked up noticeably, 52 properties sold in July compared with 39 in June.
That said, 52 sales is still below the 62 recorded in July last year, and one month's median can be skewed by the mix of properties that happened to sell. The wider Wellington market also remains cautious, with buyers taking their time and open home attendance still soft.
For sellers, July's numbers are a genuinely positive sign, but they're not a guarantee every property has gained value equally. Presentation, pricing and marketing still decide the outcome.
Notable July Sales
At the top end, July produced some standout results. A Whitemans Valley lifestyle property on roughly 4.09 hectares sold for $1.58 million, while Maymorn recorded two lifestyle-block sales at $1.397 million and $1.325 million. A five-bedroom Timberlea home on 2,871mยฒ rounded out the top results at $1.065 million.
These properties aren't directly comparable to each other or to a standard section, but they show the range that exists across Upper Hutt once you move beyond the median, and why lifestyle-block buyers are worth paying attention to even in a "steady" month.
A Closer Look at Upper Hutt
One of the biggest mistakes homeowners can make is assuming every suburb is performing exactly the same.
Each area has its own buyer pool, price range and level of competition.
Trentham
Trentham showed similar diversity, with unit sales at $430,000 and $466,000 alongside standalone homes from $640,000 up to $899,000. If you're in Trentham, a suburb average tells you almost nothing useful, you need sales of homes genuinely like yours.
Timberlea
Timberlea's July sales ranged from $500,000 to just over $1 million, including three three-bedroom results between $500,000 and $845,000 and the $1.065 million five-bedroom sale noted above. Same suburb, very different outcomes depending on size and land.
Totara Park
Two similar three-bedroom homes on California Drive sold for $680,000 and $725,000, a useful side-by-side given how few sales some Upper Hutt suburbs see in any given month.
What This Means If You're Selling
July's results are a solid step up from June, both in price and in activity. But the wider Wellington market is still slow by historical standards, REINZ reported a regional median of 55 days to sell in July, well above the 10-year July average of 42 days, with 18 weeks of inventory on the market, three weeks more than this time last year.
Buyers still have choice, and they're using it. Homes that are well presented, realistically priced and professionally marketed continue to sell well, properties priced on last year's expectations are the ones sitting.
